The city's housing is old in a specific way. About 61 percent of Buffalo's housing units were built in 1939 or earlier, per 2020-2024 Census ACS estimates, and knob-and-tube was the standard residential wiring method through the 1930s. Kenmore, Lackawanna, the City of Tonawanda, Williamsville and Niagara Falls all have large pre-war shares as well. Many of these houses had a 'modernization' in the 1950s that added a few circuits and left the originals in place, so a typical attic today has ceramic knobs, porcelain tubes and open splices sitting under a layer of blown-in insulation that was never supposed to touch them.
Knob-and-tube was designed to dissipate heat into open air. Buried in insulation, it cannot, and the rubber insulation on the conductors is generally brittle by now. It also has no ground, which rules out safely grounding modern appliances. Insurers know this, and a growing number will not write or renew a policy on a Buffalo house with live knob-and-tube.
The postwar ring has its own problem. Homes built roughly 1965 through 1973 may have aluminum branch-circuit wiring installed when copper prices spiked. The U.S. Consumer Product Safety Commission's bulletin on the subject states that homes wired with aluminum wire manufactured before 1972 are 55 times more likely to have one or more connections reach fire hazard conditions than homes wired with copper. The failure is at the terminations: aluminum expands more than copper, creeps under screw pressure, and oxidizes, so connections loosen and overheat.
The CPSC recognizes complete replacement with copper as the most effective remedy, and the COPALUM crimp method as a proven permanent repair; AlumiConn set-screw connectors are an accepted alternative. Pigtailing with ordinary twist-on connectors or applying antioxidant paste is not a permanent fix. Whole-house rewiring does not have to mean gutting the walls. In balloon-framed pre-war houses, cable can often be fished from the basement to the attic through the stud bays, with small openings at boxes that get patched. We plan the routes room by room, run new grounded circuits to code, install new boxes and devices, and then disconnect and remove or abandon the old wiring at the panel so nothing dead is left energized.
Most homeowners stage the work. A common sequence is kitchen, bathrooms and any circuit buried in insulation first; bedrooms and living areas second; the remaining lighting circuits last. Each stage is permitted and inspected, and the house has power every night. Rewiring is also the moment to add what the house never had: enough outlets per wall to retire the extension cords, dedicated circuits for the microwave and the window units, hardwired smoke and carbon monoxide detectors, and AFCI protection in living areas as the 2023 NEC requires.
For two-family homes, rewiring also separates the units cleanly so each meter serves only its own apartment.
A house with grounded, correctly sized, properly protected circuits; a labeled panel that matches reality; photos of the runs before the walls were closed; and inspection sign-offs for every permitted stage. Look in the basement ceiling and the attic for single insulated wires running through white ceramic tubes and around ceramic knobs, with no cable jacket. Seeing it does not tell you whether it is live; we test each run at the panel during the assessment and map what is still energized.
Not over live knob-and-tube. It relies on open air to shed heat, and burying it is a fire risk that insulation contractors and NYSERDA-affiliated programs will generally refuse to do. The attic circuits are usually the first stage of a rewiring plan for exactly this reason.
Rarely. Most cable is fished through existing bays from the basement and attic. We open small holes at device locations and where a run has to turn, and those are patched. Plaster walls in older homes are treated with more care than drywall because repairs are harder to match.
No. Knob-and-tube is a pre-1940s method using separate copper conductors. Aluminum branch wiring is a 1965-1973 material issue in otherwise modern cable. The hazards and fixes are different, though both are things insurers and home inspectors flag.
