The youngest housing in the metro

Only about 4 percent of Grand Island's roughly 8,900 housing units were built before 1940, the lowest share of any community on this site, according to 2020-2024 Census ACS estimates. Development came in waves after the bridges opened: about 13 percent of homes are from the 1950s, 17 percent from the 1960s, 16 percent from the 1970s, 13 percent from the 1980s and 10 percent from the 1990s, with about 19 percent built since 2000.

The 1960s and 1970s houses, a third of the island, are the ones to check for aluminum branch wiring from the 1965-1973 period, and for the Federal Pacific panels common in that era. The post-1980 stock has modern copper wiring and larger services but was built before electric vehicles and heat pumps, and its owners are adding both.

Water, wind and long lots

Grand Island's shoreline homes along East River Road and West River Road face open water on both sides, and the wind off the river is unbroken. Service masts and drops on riverfront houses take a beating in winter storms, and we rebuild the homeowner's side of a damaged service - mast, weatherhead, cable and meter socket - so National Grid can reconnect.

The island also has a high water table in places and many homes with sump pumps that run hard during spring thaws and river highs. Sump pumps on dedicated, GFCI-protected circuits, and standby generators sized to keep them and the furnace running through an outage, are a large share of our Grand Island work. Because the island's only connections to the mainland are the bridges, residents tend to take self-sufficiency in a storm seriously, and whole-house standby systems are more common here than in the inner suburbs.

Lots are large, and detached garages, barns, docks and boat lifts generate circuits that run long distances from the house. Boat lift and dock wiring in particular has strict code requirements for GFCI protection and equipotential bonding because of the shock hazard in water, and we see a lot of older informal installations that need to be brought up to standard.

Grand Island also has a large stock of seasonal cottages along the river that have been converted to year-round homes over the decades. Their wiring was often installed for summer use - a few lighting circuits, no heating loads - and the conversion to year-round living added baseboard heaters, water heaters and appliances on circuits never sized for them. A full electrical evaluation is the right first step for any converted cottage.
