Niagara Falls is about twenty miles north of Buffalo at the far end of the I-190, an industrial city built around the hydroelectric power the river made cheap. Its housing is older than nearly any suburb in between - about 37 percent predates 1940 - and much of it has the electrical systems to prove it.

Niagara Falls has about 26,300 housing units, and per 2020-2024 Census ACS estimates roughly 37 percent were built before 1940, 15 percent in the 1940s and 23 percent in the 1950s. New construction since 2000 amounts to only about 4 percent of the stock. The pre-war neighborhoods spread out from downtown and the old industrial corridor along the river, while the 1950s houses fill the streets to the north and east toward the LaSalle and Deveaux areas.
It is one of the ironies of the city that a place built on electric power has so much housing wired for a fraction of today's loads. Knob-and-tube, fuse panels, two-prong outlets and 60-amp services are common in the older neighborhoods, and the 1950s housing has copper cable with insulation that is now brittle and circuits that were never meant for a modern kitchen.
Rewiring and panel work dominate. In the pre-war stock we map live knob-and-tube, retire it in stages starting with insulated attics and kitchens, convert fuse boxes to breaker panels and upgrade services to 200 amps. Two-family homes and converted single-families are common, and the work of separating units electrically, correcting shared circuits and adding detector circuits for rental inspections is a regular part of the job.
In the 1950s neighborhoods, kitchen and bath rewiring, GFCI and AFCI protection, and panel replacement are the usual projects. Federal Pacific and other older panels turn up frequently. Basements near the river and the old hydraulic canal route can be damp, and panels and receptacles mounted low on foundation walls often show corrosion that calls for relocation.
Standby generators come up less often than in the Southtowns because the city sits north of the heaviest lake-effect bands off Lake Erie, but Niagara Falls still loses power to wind and ice in winter storms, and owners with sump pumps and gas furnaces want essential circuits protected.
Niagara Falls' housing also includes many small apartment buildings and converted houses from the city's industrial peak, and the landlord work here - separating tenant circuits, adding house panels for common loads, detector circuits and grounded outlets for code inspections - is a steady share of the calls. Empty-lot infill and rehabbed homes in the older neighborhoods often need a full service rebuild rather than a panel swap.
Niagara Falls is in Niagara County and issues permits through the city's code enforcement office. The code is the same as in Erie County: the New York State Uniform Code, with electrical work under the 2023 National Electrical Code for permits issued on or after December 31, 2025, and inspection by an approved electrical inspection agency. Electric service in the city is provided by National Grid, and we coordinate disconnects and reconnects for service work the same way as in Buffalo.
