West Seneca's roughly 21,100 housing units are spread across the postwar decades: about 18 percent from the 1950s, 20 percent from the 1960s, 16 percent from the 1970s and 10 percent from the 1980s, according to 2020-2024 Census ACS estimates. About 12 percent predates 1940, mostly in the older sections near Seneca Street and the creeks, and about 12 percent has been built since 2000. The 1960s and 1970s together are more than a third of the town, which puts a lot of West Seneca squarely in the 1965-1973 window when aluminum branch wiring was common in new construction.
In practice that means a 1969 colonial off Union Road or a split-level near Southgate Plaza should be checked at the panel for silver-colored conductors and 'AL' markings on the cable jacket. Where we find aluminum, we correct every connection with COPALUM crimps or AlumiConn connectors, or rewire in copper if walls are open - the methods the U.S. Consumer Product Safety Commission recognizes as permanent.
The National Weather Service Buffalo office's lake-effect event archive is full of storms in which the heaviest bands parked over the Southtowns - West Seneca, Orchard Park, Hamburg - while northern suburbs saw far less. The November 2014 event and the December 2022 blizzard are the recent examples people remember, and both brought outages along with the snow. For a West Seneca household with a gas furnace and a sump pump, an outage in that kind of storm means a house going cold with no way to leave.

Creek-side neighborhoods have basements that see water in spring thaws, and we are often asked to move panels off damp walls, add GFCI protection to basement circuits and put sump pumps on dedicated circuits. Finished basements from the 1980s and 1990s frequently have homeowner-installed wiring that needs boxes, covers and proper connections.
EV charger circuits are growing, usually a 240-volt run to an attached garage, and they trigger the same load calculation and, often, the same 200-amp upgrade as everywhere else in the postwar suburbs. All of it is permitted through the Town of West Seneca and inspected by an approved electrical inspection agency under the New York State Uniform Code and the 2023 NEC.
Because so much of West Seneca was built in a narrow window, the town's houses tend to hit the same milestones together: the original water heaters, furnaces and air conditioners were replaced years ago, but the wiring and panels behind them are original. A house that has had three furnaces has usually had zero panels, and the assessment visit is where that gets sorted out.
