Lancaster is the eastern edge of Buffalo's built-up suburbs, with an old village center on Cayuga Creek and a ring of subdivisions from the 1990s and 2000s around it. Nearly 40 percent of its housing is less than thirty-five years old, which changes what electrical work looks like here.

The Town of Lancaster has about 20,700 housing units, and its age profile has two peaks. About 18 percent predates 1940 - the Village of Lancaster and the hamlet of Bowmansville, where houses line the creek and the old Broadway corridor - while roughly 19 percent was built in the 1990s and 21 percent since 2000, according to 2020-2024 Census ACS estimates. The 1950s add about 12 percent and the 1960s through 1980s about 9 percent each.
Those two peaks need very different electricians' work. The pre-war village has knob-and-tube, fuse panels and services that need to be evaluated and staged toward replacement, the same as in the city. The newer subdivisions off Pleasant View, William Street and Transit Road were built with 200-amp services and modern wiring, but with builder-grade panels that are now full, and with no provision for the EV chargers, heat pumps and finished-basement loads their owners are adding.
In the newer stock the call is almost always about adding a load: a 240-volt circuit to the garage for a Level 2 charger, a hot tub circuit with proper bonding and GFCI protection, a subpanel for a finished basement, or a service that needs headroom for a cold-climate heat pump under National Grid's NYS Clean Heat program. Builder panels from the 1990s and 2000s are often full at 30 or 40 spaces even when the 200-amp service has capacity, so a subpanel is a common answer.
In the village and Bowmansville, the work is renovation-driven rewiring, knob-and-tube retirement, fuse-to-breaker conversions and 200-amp service upgrades. Lancaster's older homes along Cayuga Creek also have damp basements in spring, and panels and circuits mounted low on foundation walls need moving and protecting.
Across both, standby generators are steady work. Lancaster and neighboring Cheektowaga were among the hardest-hit communities in the November 2014 lake-effect storm documented in the National Weather Service Buffalo event archive, and the wind that comes with winter storms takes lines down here in most years. Households with sump pumps and gas furnaces want the essentials carried through an outage.
Lancaster's 1950s and 1960s houses between the village and Transit Road sit in the middle of those two peaks. They have the postwar issues - aging copper, 100-amp panels, aluminum branch wiring to check for in the 1965-1973 houses - without the newer stock's service headroom, and they generate the largest share of the town's panel replacement and aluminum correction work.
The Town of Lancaster and the Village of Lancaster each issue their own permits, and Depew village, which overlaps the town's western edge, has its own as well. All follow the New York State Uniform Code, with electrical work under the 2023 National Electrical Code for permits issued on or after December 31, 2025, and inspection by an approved electrical inspection agency.
